Service Rendered - Data collection, Survey, analysis of Satellite Imagery, Preparation of ELU maps, Preparation of Development plan, Development Control Rules (DCR). AACPL prepared ELU, Master Planning proposal and Development Control Rules for Shirdi airport notified area of 351 ha area as per MR&TP act. The development plan and DCR have been approved by urban development department Govt. of Maharashtra.

Service Rendered - Data collection, Survey, analysis of Satellite Imagery, Preparation of ELU maps on GIS platform. AACPL conducted survey of entire district and prepared ELU base map in GIS for entire Satara region of 10500 sq km along with 86 growth centres ELU maps as per section 13 Maharashtra regional & Town planning act of 1966. The ELU map provided base for proposed regional plan which has been sanctioned and published.

Service Rendered - Voluntary Land Pooling scheme of 3694 Ha (37 sq. km) area near Khalapur from 11 villages Located between Mumbai (70 km) & Pune (80 km), along the Mumbai Pune Expressway and National Highway-4. Stakeholders consists of Gram panchayats, Land Owners, Villagers, SPA:NAINA and Govt. bodies AACPL prepared concept master plan after analysis of existing development models to arrive at Robust PPP Collaborative Equity Model on the lines of Magarpatta City and CIDCO NIANA Scheme. The project is approved by CIDCO and a partnership MOU of Rs.4622 Cr was signed by CIDCO with Khalapur Nagar Panchyat in presence of Chief Minister of Maharashtra in Make in India event on 17/02/2017

Maharashtra Airport Development Corporation (MADC) is Special Planning Authority for the MIHAN project and as part of the duties of SPA a development plan needs to be prepared for entire Special Planning area about 4400 hectare as per MRTP ACT.

Aakar did existing land use (ELU) along with the economic base and the market study for the MIHAN area. On the basis of the same ELU economic base, regional context a Development plan (proposed land use plan) was prepared for the area of 4400 ha.

The residential population as well as employment / were projected. The development control rules were formulated along with the land use zoning and the same was presented in the form of report.

The report covering development plan proposals were submitted to MADC for onward submission to Government of Maharashtra.

The Planning proposal/Development plan has been published for suggestions and objection and after due public hearing the plan has been sanctioned by Urban development department ,GoM

CIDCO had selected Pushpak Nagar at Dapoli for the rehabilitation of people displaced due to upcoming Navi Mumbai International Airport

Client - A Reputed Developer.

Project Area - About 63.5 ha.

Scope - To study connectivity, ascertain developable and non developable area based on existing slopes in hilly terrain, Techno-Commercial Feasibility Study, Demand Assessment, Master Planning, Land Use Planning, Design of roads & Infrastructure, costing, phasing, Marketing of Project, assisting in statutory approval etc.

Salient feature of project site - Hilly terrain with contour ranging from 770 to 930m above MSL, lot of existing natural nallah, dense vegetation, access to site a challenge.

Project planned to be developed as a new leisure zone, having facilities like Commercial retail area, Assisted Living, Adventure and leisure Resorts, camping area, garden, ample open spaces etc. in a sustainable way.

Road network and other infrastructure planned to utilise the maximum development potential without disturbing the nature.

Status - Assignment completed and Development permission sought from ULB.
